The timeline — this is the important part
Because Alabama foreclosures are non-judicial and can move quickly (a notice published for three weeks, then a sale), you must close the sale before the foreclosure sale date. That's very doable — but it means acting now, not next month. The earlier you start, the more room you have to get full value.

If you're underwater, you may still have a path: a short sale, where your lender agrees to accept less than the full balance. It takes lender approval and takes longer, so start even sooner. It's still generally better for your credit than a foreclosure.
