Understanding Bank-Owned Homes in Alabama: Part 2 — How to Actually Buy One

In [Part 1](/insights/understanding-bank-owned-homes-in-alabama-part-1) we explained what a bank-owned or "REO" (Real Estate Owned) home is: a property a lender took back after foreclosure and now wants to sell. In this Part 2, we'll walk through how you actually buy one in Alabama — the funding, the due diligence, the offer, and the pitfalls that trip up first-time REO buyers.

Step 1: Get your funding lined up first

REO sellers — banks, asset managers, and government agencies — move on their timeline, not yours. Before you shop, get your money ready:

  • Cash buyers need a recent proof of funds (a bank statement or a letter from your institution).
  • Financing buyers need a real pre-approval, not a pre-qualification. For homes that need work, ask your lender about a renovation loan such as an FHA 203(k) or a conventional HomeStyle loan, which roll repairs into the mortgage.
  • Investors often use cash, hard money, or DSCR loans to close fast, then refinance later.

REO offers almost always require proof you can perform. No proof, no offer.

Step 2: Find the listings

Most REO homes are listed on the open market by REO-specialist brokerages (that's what we do) and appear on the MLS and public sites. Step 3: Do your due diligence — every time

This is where the money is made or lost. REO homes are sold as-is, so you are responsible for knowing what you're buying:

  • Inspect it. Even on an as-is purchase, get an inspection (or walk it with a contractor) so you can budget repairs before you commit.
  • Check the title and liens. Back taxes, HOA dues, or other liens can follow the property. A title search — and title insurance — protect you.
  • Understand Alabama's right of redemption. After a foreclosure, Alabama law can let the former owner (or others) buy the property back for a set period.   • Confirm occupancy. Some REO homes are still occupied. Know whether you're buying vacant, or whether you'll need to handle a cash-for-keys or eviction process.

Step 4: Make the offer the REO way

Offers on REO homes work a little differently:

  • Expect corporate seller addenda that modify the standard Alabama contract — read them.
  • Include your proof of funds or pre-approval and earnest money.
  • Price it on the numbers. On a fixer, work backward from the after-repair value minus repairs, holding costs, and your margin.
  • Be patient. A corporate seller may take days to respond and may counter.

Step 5: Close and take possession

REO closings can actually be smoother than a traditional sale — there's no emotional seller — but timelines can be firm, with per-day penalties for late closings. Line up your closing attorney or title company early.

The most common first-timer mistakes

1. Skipping the repair budget and getting buried in surprise costs. 2. Ignoring redemption rights and the possibility of losing the home back. 3. No proof of funds, so the offer never gets looked at. 4. Overpaying because the "deal" looked cheap without running the real numbers.
